The Town of Trophy Club was once again recognized as a premier DFW suburb by D Magazine moving up four places to 4th best Dallas-Fort Worth community. The Town is situated in the heart of the Highway 114 Corridor, an eleven mile stretch of state highway that provides arterial traffic flow from DFW Airport and Dallas proper to two points on I-35W near Alliance Airport which are defined by Texas Motor Speedway on the north and the new Cabellas mega-store on the south. Although exact numbers are unavailable, educated estimates of the number of residential lots currently being developed in the immediate area are anywhere from 14,000 to 22,000. Traffic counts on Highway 114 adjacent to the city are presently around 70,000 cars per day. Those counts may reach as high at 100,000 per day when TxDOT completes all renovations of Highway 114 from Roanoke to I-35 at the raceway. An additional traffic increase most likely will occur when TxDOT and the NTTA complete Highway 170. A proactive Town Council recently adopted a Property Tax Abatement Policy that provides for significant property tax abatements for certain users in Trophy Wood Plaza. The Town Council and the EDC-4B Board will also discuss other economic incentive options. In continuing their proactive approach, the Town is also currently working with GSBS Architects on a Design Charrette for 26 acres located at Trophy Club Drive and Highway 114. According to the Buxton Group, a market research firm, the estimated household population within a 10 minute drive time of the intersection of Trophy Lake Drive and Highway 114 is approximately 22,500. However, the estimated number of workers in this trade area is over 24,000. Both numbers are expected to rise steadily over the next few years as area employers like Fidelity and various tenants in the Solana Business Park expand their facilities to provide for additional employees. Fidelity is in final construction stages of their campus expansion project which is expected to bring an additional 3,000 employees. Additionally, Deloitte recently announced their new Westlake corporate training center location which is expected to retain several hundred employees and over 40,000 visitors annually. It is anticipated that this facility will be completed by 2010. Value Place Inn broke ground on a four story extended stay hotel in March, 2007. This 120 room facility was completed in early September 2007. In addition, investors have acquired and submitted preliminary site plans for a 2.00 acre site for the construction of a 100 room Hampton Inn and Suites. The Town is also working with the land owner and developer for the construction of a 130 room full service hotel. Centurion American is underway on a 700 acre development in the northwest portion of Trophy Club. This will add approximately 1,564 single family lots. There are 210 lots that are being submitted on the east end of Town as well. Trophy Club's build out population is expected to finish at just over 13,000 in the next eight years. The new Northwest ISD Byron Nelson High School opened the Fall of 2009. The facility will provide for up to 2,500 area students. Baylor Medical Hospital and Surgical Center is a 52,000 square foot facility that is also located in Trophy Club along Highway 114. |
